Pre-qualify with a Lender. Aquire land/lot on which you want to build. Select your house plan. Obtain written proposal/contract agreement for the construction of your home. Obtain final approval from your Lender and begin construction.
When building a new home, unless you are paying cash, you will need to pre-qualify with a Lender for a construction loan. The purchase of the land, site improvements and the construction of the home can be combined in the construction loan. If you already own the land, then your construction loan will only need to cover the cost of site improvements and constructing the home.
During construction, your Lender conducts monthly inspections and makes progress payments to your builder based on work completed. As the customer, you will be responsible for making monthly interest payments on the construction loan until the home is completed. Then the construction loan is converted to a mortgage. Finding a house plan can be done in a number of ways. Searching the internet, search in magazines, consulting with an architect, etc. The most important thing about the house plan you choose is to make sure you are in Love with it. Once you have decided on a house plan, unless you already have an approved set of drawings, we will need to submit your plan to a local Architect to produce a working set of plans for construction that will be in compliance with the local building authority.
The typical turn-around time for a proposal on a custom home can take from 2 to 4 weeks, depending upon the complexity of the project. Our proposals are always in writing and very detailed in describing the scope of work and finishes being used to avoid misunderstandings. In today's construction environment, to build a new custom home usually ranges from $100 to $130 per square foot, depending upon your finishes. It is very important to make certain that you are completely satisfied with your plan when submitting it to the builder for a proposal. Changes after construction begins are costly and cause delays.
Once you have selected your land/lot, whether you already own it or have to acquire it, an appraisal of your land/lot and your approved house plans will be ordered by your Lender for final approval.
Upon final approval, construction can begin.
When considering purchasing a home that is in need of renovations, it is important to choose a Lender that has renovation loan programs. There are several types of renovation loans: FHA 203b, FHA 203K, Conventional and VA. Consult with your Lender to determine which renovation loan type is right for you.
